Stop the Service Charge! Nauls Mill House Residents Deserve Better

Early this year tenants at Nauls Mill house were informed that their service charge would be increasing from around £12 per week to £31.50 per week. This increase is unprecedented and will have a serious effect on the lives of tenants who will be paying almost £20 more per week, affecting their home budgets.

This service charge increase also comes while tenants are still experiencing issues

ACORN are organising with members and residents have been complaining of:

Broken lifts
Broken security doors
Insecure access and poor security management
Filthy common areas
Cockroach infestations
Insufficient parking for resident

To increase this service charge which will have significant financial impact while also experiencing poor service delivery is unacceptable to ACORN, our members and other residents in Nauls Mill House.

Dear Kevin Rodgers

I am writing to you as a concerned member of ACORN, and I urge you to stop the service charge increase at Nauls Mill House. Residents were shocked to discover that their weekly service charge is set to rise from around £12 to £31.50 in May 2025. Many residents have disclosed that they had no idea they were being asked to agree to the raise, as they had been told by Citizen employees that they were confirming their annual Tenancy Management Check. I believe Citizen actively and deliberately concealed the contents of this agreement.

The outcome of this increase for many residents will be catastrophic. Many residents and members believe they won’t be able to pay their rent, or will be forced to choose between paying the service charge and heating their homes.

In addition, your residents have informed that, despite Citizen’s efforts to deal with required repairs, the following issues have arisen due to these repairs having been carried out poorly, incompletely, or otherwise to an unsatisfactory standard:

Broken lifts
Broken security doors
Insecure access and poor security management
Filthy common areas
Cockroach infestations
Insufficient parking for residents

And that apparently the wait time for repairs is approximately 8 weeks.

I'm urging you to abandon this service charge increase, to tell residents what their improved services are supposed to be, and provide clarity to residents on what they can do if they choose not to sign this new agreement. I further urge that you meet with residents and ACORN in order to discuss this issue.
